A neighbouring property is not automatically a comparable property.

Useful comparison means understanding why another assessment is relevant, not collecting the lowest nearby number.

What to compare

Start with the same broad property class and an appropriate valuation approach. Then consider size, location, age, configuration and the property features relevant to that class.

Use £/m² carefully

For offices and many industrial properties, £/m² can be a useful orientation. It can also mislead when the properties are not genuinely comparable or use different schemes.

X-Ray comparison rule

The free X-Ray accepts comparator £/m² figures you have already found. Until automated comparator retrieval is implemented and verified, you should only enter properties you can explain as genuinely relevant.
