Business service

Business Rates X-Ray is intended for people using it in connection with a business, commercial premises or professional work. The service is not designed as consumer tax advice.

Decision support, not a valuation opinion

Automated X-Ray outputs and Evidence Packs are informational screening and evidence-organisation services based on the information available. They are not a professional valuation, legal advice, tax advice or a determination by HMRC, the Valuation Office Agency, a council or tribunal.

No guaranteed saving

A high X-Ray signal does not mean a valuation is wrong or that a Check, Challenge or Appeal will reduce a bill. A review can reveal information that supports the existing assessment or points in another direction. We do not promise a saving or refund from the authorities.

The £49 Evidence Pack

The Evidence Pack is a one-off service purchased through Square for £49. It is intended to organise the property facts, comparison evidence, discrepancies, relevant official guidance and unanswered questions so that you can decide whether deeper investigation is sensible. It does not include automatic submission of a Check, Challenge or Appeal or representation before the Valuation Office Agency or tribunal.

What we need from you

You are responsible for providing accurate information and for identifying the correct property. We may ask for your Square order reference, property address/postcode, X-Ray summary and additional evidence. If material information is missing, delivery time starts when we have the information reasonably needed to prepare the pack.

Delivery

We aim to send the completed Evidence Pack by email within 5 working days after receiving the information reasonably needed to prepare it. If an unusual property or missing evidence prevents a responsible analysis, we will explain that rather than manufacture a conclusion.

Cancellations and refunds

If you ask to cancel before we have started substantive work on your Evidence Pack, we will refund the £49 payment. If we cannot provide the purchased Evidence Pack, we will refund it. If you believe the delivered pack is materially incomplete or does not match the stated service, email hello@ratesxray.co.uk so we can correct the issue or consider an appropriate refund.

Official services remain available

Businesses can inspect their rating information and use official Check, Challenge and Appeal services themselves or appoint an agent. Business Rates X-Ray does not claim exclusive access to official data or processes.

Professional escalation

Some properties and disputes require specialist judgement. Where the evidence is too complex for a responsible screening conclusion, the appropriate next step may be a suitably qualified rating professional.

Liability and decisions

You remain responsible for decisions and submissions made in relation to your business rates. Nothing in these terms excludes liability that cannot lawfully be excluded.

Complaints

Email hello@ratesxray.co.uk with your order reference and a clear description of the issue. We will try to resolve complaints promptly.

Law

These terms are governed by the laws of England and Wales, subject to any mandatory rights that apply.
