Rateable value is not your rates bill.
Rateable value is the property valuation used as the starting point for calculating business rates. The amount actually billed can then be affected by multipliers, reliefs and transitional arrangements.
Why people confuse the two
A larger rateable value often means a larger bill, but the relationship is not simply “this number is what I owe”. The council applies the relevant multiplier and any reliefs or adjustments.
What X-Ray checks
X-Ray focuses first on whether the valuation evidence looks unusual: the recorded property facts, the change since 2023, rateable value per square metre where useful, and comparison evidence.
What it does not decide
It does not decide a legal appeal or issue a professional valuation opinion. Complex cases should go to a suitably qualified rating professional.
