Industrial property comparisons can be powerful, but misleading if two superficially similar buildings belong to different valuation schemes or have materially different features.
Start with the right area
Factories, workshops and warehouses are commonly measured on a Gross Internal Area basis. Confirm what the official record says before calculating £/m².
Do not trust “nearby” alone
Size, age, location, land, configuration and valuation scheme can all matter. A distribution warehouse may not be a suitable comparator for a general industrial unit.
